How Subastas de Viviendas works

Subastas de Viviendas is an independent search service for homes at auction in Spain. It brings together BOE and Spanish Social Security notices so you can check locations, amounts, dates and official sources. Bids are placed through the channel named in each notice; you cannot bid on this website.

The service is operated by Alejandro Juan Torres, identified in the legal notice. It is not part of the BOE or Spanish Social Security. Methodology updated .

Collected data, visible source

The service collects notices published by the BOE and Spanish Social Security. Each listing identifies its source and links to the original notice when that information is available. The official link is the reference for checking documents and terms.

Actual coverage depends on the records received. The website does not claim to have collected every publication or that a blank field has a particular value.

What the catalogue covers and what may be missing

The catalogue focuses on homes that can be identified in the sources. Several records may appear for one proceeding when it has separate lots. A record, a lot and a proceeding are not always the same thing, and a new auction call does not prove that it concerns a different property.

  • For BOE auctions with several lots, we include residential lots we can identify; we cannot guarantee that every asset in the proceeding has its own listing.
  • A home may be part of a lot containing several assets. Check which assets the amount and terms cover in the official notice.
  • Rural land and other assets without a residential classification are outside the home search, even if a notice mentions buildings.

For completed auctions, we collect only the highest bid or the fact that there were no bids, when the BOE publishes it; we do not collect the final award. You can check the BOE Auction Portal and Spanish Social Security auctions.

The search shows current auctions by default (upcoming and bidding). Completed auctions are gathered in the history section.

Photographs and aerial views

We prioritise images available in the official notice. If no photograph can be accessed, we show an aerial view of the surroundings when we can link the home to a cadastral parcel or a CartoCiudad address point. We do not use the centre of a municipality as if it were the property’s location.

Aerial imagery comes from the IGN PNOA service (CC BY 4.0 scne.es). It shows an area of approximately 320 by 200 metres; it does not define the parcel boundary or identify a home inside a building. The mosaic combines flights from different dates and does not verify the property’s current condition.

When a location has been verified, the listing also lets you explore the surroundings in Street View. Image availability and dates depend on Google. If no image is available, we retain an illustration that is clearly labelled as such.

How to interpret and cite our figures

“Current” includes upcoming auctions or bidding periods whose closing date has not passed, when that date is known. “Bidding now” is a subset of current listings. History includes completed records and should not be presented as an available offer. Counts describe this catalogue, not the entire Spanish market.

When citing a figure, state the area, source, status, unit shown on the page and date accessed. The catalogue coverage study provides a dated snapshot and explains its denominators and limits; its figures do not replace the current inventory.

What each date means

Each listing shows the opening date, closing date (BOE) or auction date (Social Security), and last update. Opening, closing and auction dates belong to the proceeding and may change. The last update tells you when the record we consulted changed. The publication date appears in the official notice linked from each listing when available. History shows changes this service detected, not necessarily every change made at the source.

The search service shows when the last successful update of each source ended. If a source has not been updated for more than 36 hours, we warn that the data may be out of date.

Missing information does not mean missing risk

We show “Not recorded” when we do not have information for a field. We do not turn it into zero or a claim that there are no charges, occupants or other circumstances. The completeness indicator counts fields; it does not rate an investment.

Free tools and paid alerts

Search, listing pages, favourites, the comparator and calculator are part of the free experience. Advertising spaces will be identified. The only planned subscription costs €3.50 per month, including VAT, and provides alerts for newly detected auctions that match your preferences.

The subscription page tells you whether sign-up is enabled. Saving a local alert draft does not activate an account, charge or email delivery. Check the current alert subscription status.

Who prepares the guides

The team’s guides explain how to read data and use the tools. They are not legal reports and do not replace professional review of a transaction. Where appropriate, they link to official sources so you can read and check further information.

The editorial policy explains AI assistance, checks and review limits. We do not attribute a legal review to a professional who has not reviewed and signed the content.
