Terms of use
Scope and acceptance
These terms govern use of Subastas de Viviendas. The operator is identified in the legal notice. Using the website means you accept these terms.
What the service does and does not do
The website lets you search, filter, compare and follow residential auctions published by official bodies. It does not organize auctions, bid for you, receive deposits or provide legal, tax or financial advice. Guides and blog posts are general information and do not replace reviewing a case file or consulting a professional.
Accuracy of information
Data is collected automatically from official notices and may contain errors, be incomplete or fail to reflect the latest changes. Before making a decision or paying a deposit, always check the notice and documents on the official source linked from each listing. Report an error through the contact form.
Permitted use
- You may use the website for lawful personal or professional purposes.
- You may not use it to identify, contact or harass people involved in auction proceedings.
- You may not extract data in bulk or by automated means that overload the service, or try to bypass its security measures.
Tools in your browser
The comparison tool, notes and alert drafts are stored only in your browser; the operator has no copy and cannot recover them if deleted. Favourites are also stored in your browser and, when you sign in, in your account, like alerts in the subscription.
Auction alert subscription
The alert subscription costs €3.50/month, VAT included and renews monthly. Payment takes place on Stripe’s secure checkout page. Before payment, the cancellation terms and the 14-day consumer right to withdraw, including cases where it no longer applies, are shown.
Report packs for businesses
You can choose a pack of 20, 50 or 100 reports on the pricing page. Each pack is a one-off payment, VAT included, with the discount shown before payment; it is not a subscription.
You need an account with a confirmed email. The balance is added after Stripe confirms payment. Each requested report uses one credit and requires acceptance of immediate delivery. Reports are available only for current BOE auctions with archived documents. Reports already requested remain available in your account and do not use another credit.
If a report fails or you need help with your balance, use the contact form. We will review the order and handle generation, credit restoration or any applicable refund. Refunds are not processed automatically from the account.
Auction case report
For open BOE auctions with published documents, you can buy an auction case report for €4.99, VAT included. It is a one-off purchase per auction, with no subscription or account required, and payment is handled on Stripe’s secure page.
- What it is. A summary of case documents this service could archive, with a document and page reference for each point. An AI system prepares it and it may contain errors or omissions. It reflects documents available on the stated date and is not updated if the case file later changes.
- What it is not. It is not legal, tax or financial advice, an appraisal or a recommendation to bid. It does not replace reading the case file or consulting a professional.
- Delivery. The report is generated after an individual payment or credit redemption, usually within a few minutes. It is delivered on screen and through a link sent to the email address entered at checkout or the email on your account when you use a pack. Report content is generated in Spanish.
- Right to withdraw. This is digital content supplied immediately. Before payment, you are asked to expressly consent to immediate delivery and acknowledge that, once the report is delivered, you lose the 14-day right to withdraw. For a pack, this consent is requested when each credit is redeemed.
- Refunds. If an individually purchased report cannot be generated, the full amount is refunded through the same payment method. Contact us about any material error in a report using the contact form.
Liability
The operator works to keep the service available and information accurate, but does not guarantee that there will be no errors or interruptions. The operator is not liable for decisions made solely from website information, without prejudice to rights consumers have under law.
Changes to these terms
These terms may be updated when the service changes. The date of the latest update appears at the top of the page.
Law and jurisdiction
Spanish law applies. If you are a consumer, you may bring a claim before the courts where you live.
