Hypothetical example: the effect of adding €10,000

These made-up figures show how the items are added together. They are not rates, tax rules, recommendations or details of a specific property. Taxes are entered as a fixed amount for this example; no percentage is applied.

Comparison of two hypothetical budget scenarios
ItemBase scenarioAward amount + €10,000
Award amount€120,000€130,000
Estimated taxes€12,000€12,000
Fees and expenses€2,500€2,500
Planned renovation€18,000€18,000
Liabilities and other expected payments€3,000€3,000
Contingency reserve€7,000€7,000
Expected total€162,500€172,500

The base scenario adds up to €120,000 + €12,000 + €2,500 + €18,000 + €3,000 + €7,000 = €162,500. If only the award amount rises by €10,000, the total becomes €172,500. All other entries stay the same to show this difference; update them with your own estimates as needed.

In the base scenario, assume the €24,000 deposit is credited towards the €120,000 award amount, leaving €96,000 of that item to pay. The deposit is not added to the total again. It is shown separately as information; check the official terms to confirm how it applies in a specific case and enter the relevant amount when comparing another auction.

The total excludes financing, holding costs and any amounts that have not yet been estimated. Leaving a pending amount out of this estimate does not resolve it.

How to read your auction budget

The headline figure combines the amounts you enter for the purchase, preparation and unexpected costs. The deposit is shown separately to help you plan your cash needs; the calculator does not add it again as a separate cost. If taxes or fees are blank, the figure is shown as a partial budget. An empty field is not treated as a verified zero.

Annual yield is calculated by dividing estimated annual rent, less the annual costs you enter, by the total budget. It is calculated only when you provide the award amount, taxes and fees. It excludes financing, income tax and any items you have not entered. Use it to compare your own scenarios, not to value the property.
