Prepare a full budget before following an auction

Organise a planned award amount, costs, renovation and contingencies in an exportable scenario. A guide to using the calculator.

Start with an explicit scenario

Enter the award amount you want to examine in the budget calculator. It is your working assumption, not a bidding recommendation from the service.

You can repeat the calculation with different amounts and keep each export. This shows how the total changes without mixing figures from separate scenarios.

List each cost separately

The tool has separate fields for estimated taxes, fees, renovation, charges and a reserve. You enter the amounts you have checked for your transaction.

We do not apply default tax rates. Amounts can depend on circumstances that a short listing cannot determine. Note what still needs confirmation and do not treat zero as verified information. Our article on costs and taxes when buying at auction reviews each item.

Plan for liquidity

The deposit appears separately as an informational amount. The scenario total adds the award amount, taxes, costs, renovation, charges and reserve; it does not add the deposit a second time.

This layout avoids counting one amount twice in the simulation. It does not resolve payment deadlines or refund conditions: check the documents for the specific auction.

If you are considering rent, state your assumptions

Optional monthly rent and annual expenses let you perform a simple division against your budget. The result is the yield for the scenario you entered.

It is not a professional valuation and does not account for financing, tax on income or omitted costs. Include your own estimates for vacant months and maintenance if you want to account for them.

Save a result you can explain

The CSV contains your inputs and the projected total. Check that you can support each amount with a source, quote or specific assumption.

Before committing money, verify questions that call for professional advice. A calculator is only as useful as the figures you enter.
