What happens when a BOE home auction closes: bids, no-bid results and bid-to-value ratios

Unit of count: each outcome belongs to a home-auction notice or lot. This study covers 3,732 outcomes corresponding to 3,084 distinct BOE auctions that closed between 25 September 2025 and 7 October 2026, using the result published by the BOE at the close. Snapshot taken .

“Highest bid” is the largest bid shown by the BOE when an auction ends. It is not the award price: the award may not be approved, the debtor may improve the bid, or the asset may be awarded to the creditor. “Auction value” is the amount set in the notice and does not always match a valuation or market price.

What the data shows

  • Almost one in three queried outcomes shows no bids (31.3%). Among the 2,537 results with a usable highest bid, the median is 72% of auction value, and one in ten is no higher than 36%.
  • Bids cluster around 70%. 142 results ended with a highest bid from 70% to 70.5% of auction value, compared with 3 in the same 65% interval and 5 in the 75% interval. There is another peak at 50% (88).
  • Tax Agency notices or lots rarely show no bids: 3.8% had no bids, compared with 35.9% for judicial auctions.
  • Notices or lots with an auction value below €100,000 attract more bidding: only 18.4% show no bids, and the median reaches 83% of auction value.
  • Province makes a difference. Among provinces with at least 40 notice-or-lot outcomes, the highest no-bid shares are Teruel (87.2%), Cantabria (65.7%) and Lleida (55.6%); the lowest are Lugo (2.0%), A Coruña (6.1%) and Baleares (6.7%).

Highest bids compared with auction value

Highest bids compared with auction valueCounts in five-percentage-point intervals. The tallest interval starts at 70%, with 302 results.0% to 5%: 155% to 10%: 2410% to 15%: 3215% to 20%: 2320% to 25%: 3825% to 30%: 4830% to 35%: 5135% to 40%: 6040% to 45%: 6445% to 50%: 9050% to 55%: 21855% to 60%: 13960% to 65%: 14465% to 70%: 11970% to 75%: 30275% to 80%: 15180% to 85%: 11985% to 90%: 10590% to 95%: 10895% to 100%: 99100% to 105%: 85105% to 110%: 64110% to 115%: 59115% to 120%: 53120% to 125%: 39125% to 130%: 37130% to 135%: 26135% to 140%: 24140% to 145%: 23145% to 150%: 13150% or more: 1650%50%70%100%≥150%
Published highest bid divided by auction value, in five-percentage-point intervals (2,537 results with a usable highest bid). Green bars start at 50% and 70%.

We divide each lot’s highest bid by its auction value. Among the 2,537 results with a usable highest bid, 10% are below 36%, half are below 72%, and the top 10% exceed 130%. 58.0% reach at least 70%, while 17.5% remain below 50%.

Why 70% and 50%?

For judicial auctions, section 670 of Spain’s Civil Procedure Act (LEC) provides for approval of the award to the highest bidder when the bid reaches 70% of the auction value. Below that threshold, the debtor and creditor may act within a period, and 50% is another threshold in the law. The clustering is consistent with those rules. The data do not identify who placed a bid: it could be an individual, investor or the creditor, which may bid in judicial auctions.

By auction authority or procedure

“No bids” is the share of queried outcomes in each group. The median and “Highest bid ≥70%” use only results with a usable highest bid.

“Type not recorded” groups auctions stored before the catalogue read that field from the BOE. Spanish Tax Agency auctions follow the General Collection Regulations, not the Civil Procedure Act, so the 70% threshold does not apply in the same way.

The series is not continuous: the catalogue did not record closures from December 2025 through May 2026, and in June 2026 and October 2026 it queried outcomes for only some notices or lots. We therefore do not compare months with one another.

Method and limits

  • Source: the bids tab of each completed auction in the BOE Auction Portal, which publishes the highest bid or reports that no bids were received. Spanish Social Security auctions are not included because this catalogue does not have their outcome data.
  • Included types: apartments, houses, detached houses, duplexes, penthouses and studios. Each outcome belongs to one notice or lot: 3,732 outcomes correspond to 3,084 distinct BOE auctions.
  • Of 4,406 notices or lots marked finished in the catalogue, 3,732 had an outcome queried. The rest were still awaiting a query.
  • We set aside 24 bids above three times the auction value because they are often errors or bids that are not completed (for example, €9.7 million for a flat valued at €135,000). They remain counted as outcomes with bids but are excluded from medians and the histogram.
  • We use medians rather than averages so a few extreme bids do not shift the result. Groups with fewer than 40 outcomes are shown but not used for comparisons.
  • The aggregates contain no auction identifiers, names or addresses.
